Snowbird Monthly Rentals Near The Villages: What to Know Before You Book

Educational only, verify with official sources. This is not legal, tax, or real estate advice. Golf Cart Homes does not offer rentals or rental services. Not affiliated with The Villages.

1. Why Snowbird Stays Here Are Usually Monthly

Many homes in The Villages are covered by a recorded Declaration of Restrictions that sets a minimum lease term, and one month is a common minimum. For example, the declaration for Villages of Southern Oaks Unit No. 152 says leasing "is restricted to residential uses for a minimum period of one (1) month," that leases must be in writing, and that "No lease shall be for a term of less than one (1) month" (Declaration, Villages of Southern Oaks Unit No. 152, districtgov.org, checked October 22, 2026).

  • Rules differ by unit. Each unit has its own declaration, and some may set different terms. Do not assume one home's rules apply to another.
  • Leases may need specific wording. The Unit 152 declaration requires each lease to acknowledge the declaration and lets the developer end a lease if the tenant breaks its provisions.
  • Look it up: the districts post declarations online. Ask the owner for the unit and lot number, then read the leasing, pet, vehicle, and age sections for that specific home.

2. Florida Rental Taxes on Stays of Six Months or Less

The Florida Department of Revenue says the 6% state sales tax, plus any applicable discretionary sales surtax, applies to rentals of living or sleeping accommodations for six months or less, and county tourist taxes are added on top of that (Florida DOR, Form DR-15TDT, checked October 22, 2026).

  • Longer than six months: rent paid under a bona fide written lease for continuous residence longer than six months is exempt, per the same brochure.
  • Who collects it: Florida law says the tax is added to the rent, charged by the lessor or person receiving the rent, and remitted by the owner, lessor, or person receiving the rent to the Department of Revenue (F.S. 212.03(2), checked October 22, 2026). Ask whether the quoted rent includes tax.

3. County Tourist Development Taxes: Sumter, Lake, and Marion

Counties may add a local option transient rental tax, often called a tourist development tax, on rentals of six months or less, on top of state sales tax and any surtax (Florida DOR, Local Option Taxes). The Department's Form DR-15TDT (revised 10/26) lists these rates (Florida DOR, DR-15TDT, checked October 22, 2026):

CountyLocal option transient rental taxCollected by
Sumter0%Not applicable
Lake4%County
Marion4%County

Sumter County voters decide Nov 3, 2026 on a proposed 2% tourist development tax (Ordinance 26-08) for stays of six months or less. (ClickOrlando, October 16, 2026)

The Villages spans all three counties, so the county depends on the home's address. DOR notes that not all counties notify it of rate changes, so confirm with the county tax office. Discretionary sales surtax rates are listed separately on DOR Form DR-15DSS.

4. When a DBPR Vacation Rental License Applies

Florida's lodging law treats a dwelling as a transient public lodging establishment if it is rented to guests more than three times in a calendar year for less than 30 consecutive days, or advertised as regularly rented that way (DBPR Division of Hotels and Restaurants, Lodging Definition, quoting F.S. 509.013, checked October 22, 2026).

  • The same definition excludes a one to four family dwelling rented for at least 30 days or one calendar month, whichever is less, that is not advertised or held out as regularly rented for less than one month.
  • For a guest, a stay of a full month or longer under a written agreement generally falls outside the vacation rental category. Owners should confirm their own situation with DBPR.

5. Guest IDs and Amenity Access

District recreation facilities require a Villages ID card. Know how access works for your stay before you book.

  • Guest ID cards: a resident with a valid Resident ID card may apply for Guest ID cards for guests whose current residence is outside Lake, Marion, and Sumter counties. Guest IDs are issued for up to 30 days and may be renewed every 30 days. Online requests take about three days to process (District Resident and Guest ID flyer; District ID Cards page, checked October 22, 2026).
  • Non-owner Resident IDs: the district application asks the homeowner to certify that the applicant is "a permanent resident in my home" (Application for Non-Owner Resident Identification Card). Ask the owner and District Customer Service which option, if any, fits a seasonal stay at that home.
  • Carry the original card and a photo ID. The districts say only original hard copy IDs are accepted at recreation centers, pools, and similar facilities.

6. When to Book for Peak Season

Winter months, roughly January through March, are when many seasonal visitors want to be in Florida, so it makes sense to start your search early. We do not publish booking statistics or price trends. As general guidance:

  • Allow time to read the declaration, review a written lease, and arrange Guest IDs before you arrive.
  • Get every term in writing before you send money.
  • Be cautious of any listing that asks for payment by wire or gift card or will not let you verify the owner. The county property appraiser's site shows the recorded owner of a property.

One example, not an average: In October 2026, one home listed for sale in The Villages was advertised in a public social media post as coming with a transferable January through March lease for $10,500. This is a single advertised figure from one listing. It is not a market average or a typical price, and we have not verified its terms. Seasonal rates vary by home, location, dates, and what is included, so always confirm the price and terms in a written lease.

7. What to Ask Before You Book

  • Utilities: are electric, water, internet, TV, and trash included, or billed separately? Is there a usage cap?
  • Golf cart: is one included? Who insures it, and are there rules on who may drive it? See our golf cart rules guide and insurance and registration guide.
  • Deposits and payment: how much is due and when, what the deposit covers, and when and how it is returned.
  • Taxes: are state sales tax, surtax, and any county tourist tax included in the quoted rent?
  • Pets: what does the owner allow, and what does the unit's declaration say? Assistance animal requests are handled under fair housing rules, not pet policies.
  • Cancellation: what happens if you or the owner cancel, including for weather or illness?
  • Insurance: what does the owner's policy cover? Ask your own insurer whether you need renters or liability coverage for the stay.
  • ID and amenities: how will you get access to recreation facilities, and who handles the paperwork?
  • Restrictions: may you see the unit's declaration and any rules for visitors, vehicles, and parking?

8. Questions for Owners Thinking About Renting Monthly

This is not legal or tax advice. Questions to research with the proper agencies and licensed professionals:

  • What does my unit's declaration require? Minimum lease term, lease wording, signs, and other rules.
  • Do I need to register to collect tax? DOR's Form DR-15TDT says sales tax and surtax on transient rentals are always reported to the Department; check with the county for any tourist development tax.
  • Does my stay length or advertising trigger a DBPR license? See the DBPR lodging definition.
  • How does renting affect my homestead exemption? Florida law says renting all or substantially all of a homestead is abandonment, but a rental starting after January 1 does not affect that year's exemption unless the home is rented more than 30 days per calendar year for two consecutive years (F.S. 196.061, checked October 22, 2026). Ask the county property appraiser.
  • Is my insurance right for renting? Ask your insurer.
  • Am I following fair housing law? Screening and advertising must not discriminate. See the HUD Office of Fair Housing and Equal Opportunity and the Florida Commission on Human Relations, which takes housing complaints.
  • Who will manage it? Florida's definition of a real estate broker includes a person who, for compensation, rents or negotiates the rental of real property for others (F.S. 475.01), and operating as a broker or sales associate without a license is a violation (F.S. 475.42). If you hire someone, ask whether they hold a license, and check exemptions with DBPR or an attorney.
