First, How The Villages Fits In
The Villages is not a city of its own. The Census Bureau counts it as a "census designated place," not an incorporated city (Census Bureau Gazetteer). It spans parts of Sumter, Lake, and Marion Counties.
Parts of it also sit inside nearby city limits. The districts that serve The Villages list road maintenance by the Town of Lady Lake, Fruitland Park, Wildwood, and Leesburg, each for a different part of the community (district FAQ). So a home "in The Villages" may also be in one of these towns. Check the parcel record with the county property appraiser to see which city, if any, the address is in.

Wildwood (Sumter County)
Wildwood is a fast-growing city in Sumter County with railroad roots and a growing share of The Villages. The city says the Florida Legislature validated its incorporation in 1889, and that the railroad's arrival in 1883 fueled its growth. It calls itself "the crossroads of Florida" and says it is home to "an increasing portion of The Villages" (City of Wildwood history). Census estimates show the city grew from about 15,800 people in 2020 to about 19,400 in 2025.
Golf carts: The city commission adopted a new golf cart and low-speed vehicle ordinance, No. O2026-28, on July 13, 2026, with an online map of where carts may go (City of Wildwood). Its police department offers free safety classes and a voluntary cart registry (Wildwood Police).
Lady Lake (Lake County)
Lady Lake is a town of about 17,500 people in Lake County that includes part of The Villages. The town calls itself the birthplace of The Villages. It describes its history as a railroad stop and a grower of citrus and watermelons, and it is a Tree City USA. The town says Orlando and Ocala are both less than an hour away (Town of Lady Lake).
Golf carts: Town code allows carts within communities the Town Commission recognizes as golf cart communities, on streets designated and signed for carts (Lady Lake Code, Chapter 17).
Fruitland Park (Lake County)
Fruitland Park is the smallest of the five. The city says it is surrounded by The Villages, Leesburg, and Lady Lake, and has kept its small southern town charm. It notes its municipal pool, library, ball fields, and walking paths, and says Lake Griffin State Park borders the city (City of Fruitland Park). The city says one retirement community lies within its limits: The Villages Community Development District No. 11 (Fruitland Park, Retirement Community).
Golf carts: Carts and low-speed vehicles may operate only where the city's Golf Cart Map shows (Fruitland Park maps).
Leesburg (Lake County)
Leesburg is Lake County's oldest city and the second largest of the five. The city says it was incorporated in 1875, about a dozen years before Lake County was formed (City of Leesburg history). The city runs its own airport and its own electric and gas utilities, according to its website (City of Leesburg). Census estimates show it grew from about 27,000 people in 2020 to about 38,900 in 2025.
Golf carts: We did not find an official Leesburg golf cart map or list of designated streets. If you're considering a home in Leesburg, ask the city which streets, if any, are open to carts.
Ocala (Marion County)
Ocala is the largest of the five and the county seat of Marion County. The city says it became the county seat in 1846 and is known as the "Brick City" after rebuilding with brick following an 1883 fire. It has four historic districts (City of Ocala history). Marion County calls itself the "Horse Capital of the World" (Marion County).
Golf carts: Ocala allows golf carts only on designated streets shown on its map. Only licensed drivers 16 and older may drive them, and carts aren't allowed on sidewalks (City of Ocala).
Ocala is the farthest of the five from The Villages. It lies to the north, roughly 20 miles in a straight line between the Census Bureau's reference points for the two places, so plan on a longer drive.
Healthcare Access
Map the drive from the exact address to your hospital, doctors, and pharmacy before you choose a town. Hospitals in the area include:
- The Villages area: UF Health Spanish Plaines Hospital, 1451 El Camino Real.
- Leesburg: UF Health Leesburg Hospital, 600 E. Dixie Ave.
- Ocala: HCA Florida Ocala Hospital, HCA Florida West Marion Hospital, and AdventHealth Ocala.
New emergency and hospital facilities have been announced for the area, so check what is open now. You can look up licensed Florida facilities on FloridaHealthFinder, and find Medicare providers near an address with Medicare Care Compare. Never rely on a golf cart to get to emergency care.
Shopping and Daily Errands
Larger places usually have more stores, but what matters most is the trip from your front door. Before you choose, find the nearest grocery store and pharmacy, then check whether you can get there by cart on approved streets or will need a car. How to Compare Towns for Yourself
- Look up the parcel. The county property appraiser's record shows the county and city for the address.
- Check the cart rules for your route. Use the city's map or code, and read our Florida golf cart rules guide.
- Drive it. Try the trip to the grocery store, doctor, and hospital at the times you'd go.
- Call the city. Ask about utilities, trash pickup, and any planned road or development projects near the home.
