1. The Monthly Amenity Fee
Inside The Villages, a contractual amenity fee is billed monthly on the same combined bill as water, wastewater, irrigation, and trash pickup. The districts list it as one line of that monthly bill (district bill payment page, checked October 22, 2026).
Current figure: the districts' Resident Academy Workbook (dated January 2026) states: "The current prevailing rate for all new homebuyers (and resales post 1/1/26) is $204.00/month" (districtgov.org, Resident Academy Workbook, January 2026, checked October 22, 2026).
- It is a fee for services under a contract you sign at purchase, not a tax. The same workbook says it is adjusted by the Consumer Price Index, either every year or every three years depending on the home's Declaration of Restrictions.
- A seller's current amount may differ from what you would pay, because the prevailing rate applies to resales that close on or after January 1, 2026.
- It is charged whether or not the home is occupied. The districts say amenity, water, sewer, irrigation, and sanitation fees are year-round fees (district FAQ, checked October 22, 2026).
- Homes outside The Villages generally do not pay this fee, but may have their own HOA or district charges. See our inside vs. just outside guide.
2. Infrastructure Bonds and Maintenance Assessments (CDD)
Community development districts (CDDs) borrowed money with tax-exempt bonds to build roads, multi-modal paths, tunnels, and water systems, and each home repays its share yearly on the county tax bill. The district FAQ says the repayment appears in the non-ad valorem section of the tax bill as a "Bond Debt Assessment" (district FAQ, checked October 22, 2026).
- It varies by address. Bond schedules are recorded by county, district, and unit, and the maintenance assessment is calculated unit by unit, so "each unit will have a different assessment amount" (district FAQ).
- The bond can be paid off. The districts say you may pay off the bond assessment in full at any time but are not required to, and that the payoff timing affects whether it appears on that year's tax bill. They ask owners to call the Bond Team for an exact payoff figure (district FAQ).
- Look it up: the district finance page has the recorded amortization schedules.
- Homestead does not lower these. Non-ad valorem assessments are not based on millage (F.S. 197.3632).
To turn a yearly assessment into a monthly budget number, divide it by 12. Our bonds, assessments, and fees guide goes deeper.
3. Property Taxes Reset After a Sale
The seller's tax bill is often lower than yours will be. Florida's Save Our Homes cap limits yearly increases in a homestead's assessed value to the lower of 3 percent or the change in the Consumer Price Index, but after a change of ownership the home is assessed at just value as of the next January 1 (F.S. 193.155, checked October 22, 2026).
The Florida Department of Revenue explains that after a purchase the property appraiser removes the prior owner's exemptions and reassesses the home, effective January 1 after you buy, and that your first tax bill may still reflect the prior owner's benefits (Florida DOR, PT-107, checked October 22, 2026).
- Ask the county property appraiser for an estimate based on the purchase price. Sumter: sumterpa.com. Lake: lakecopropappr.com.
- Exemptions and portability are covered by the property appraiser and the Florida DOR exemptions page. Our Homestead and Amendment 3 guide explains the 2026 ballot proposal.
4. Homeowners and Flood Insurance
Insurance cost depends on the home, the insurer, and the coverage, so get real quotes before you commit. This guide does not give insurance advice or estimates.
- Homeowners insurance: the Florida Office of Insurance Regulation offers consumer resources at floir.com.
- Flood insurance: standard homeowners policies typically do not cover flood. The federal National Flood Insurance Program has information and a flood zone lookup at floodsmart.gov.
- Villas: ask what the owner insures versus what any association or district maintains.
5. Utilities
Inside The Villages, water, wastewater, irrigation, and sanitation are billed with the amenity fee on one monthly bill (district bill payment page). The district FAQ lists the current monthly residential sanitation fee as $22.97 for Districts 1 through 11 (Sumter and Marion counties) and $28.75 for Districts 12 through 16 south of SR 44 (district FAQ, checked October 22, 2026).
Electric, internet, and phone come from separate providers. Ask the seller for recent bills or contact the providers for the address.
6. Golf Cart Costs
Many households here use a golf cart for local trips, which adds its own costs: the cart itself or a loan payment, insurance, batteries or fuel, charging, maintenance, and registration if it is a street-legal low-speed vehicle. Our cart insurance and registration guide and golf cart rules guide cover the rules. We do not list prices because they vary widely; get quotes for your situation.
7. HOA or Villa Fees, Where They Apply
Some homes have a private homeowners association, some villa areas have their own maintenance arrangements, and many have neither. If HOA membership is required, Florida law requires a disclosure summary before you sign (F.S. 720.401), and you can request an estoppel certificate listing assessments owed (F.S. 720.30851). Inside The Villages, the district FAQ notes the districts maintain villa roads in many districts, which shows up in maintenance assessments rather than a separate HOA bill.
